Terms and Conditions of Stay


1. Right of admission reserved, all units privately owned.

2. Bookings will only be confirmed on receipt of deposit, which will not be less than 50% of the total amount. Balance of rental is due 2 weeks prior to arrival.

3. Payment methods must be in the form of a bank deposit/electronic banking transfer/electronic funds transfer. Please fax deposit slip through to Alicia on (032) 946 8378. No cheques or credit cards will be accepted.

4. Rentals are due for the period booked and no refund will be allowed should departure occur at an earlier date unless the accommodation is re-let.

5. Ballito.net reserves the right to substitute similar accommodation, should the unit booked not be available for any reason whatsoever.

6. The maximum number of people occupying the unit must not exceed the number of beds. Tenants will be evicted in the event of overcrowding and all monies paid will be forfeited.

7. Linen is provided unless stated otherwise.

8. Before vacating the premises, ensure that the flat, crockery, cutlery and so on are clean and left tidy. All windows and doors must be locked. Ensure that air-conditioners, TV’s, jacuzzis and stoves/ovens are switched off.

9. Additional access cards, over the 2 issued, will be at a non-refundable additional cost of R65 each. Should you lose your access card, there is a replacement charge of R65 per card.

10. Breakage deposits are only refunded up to 1 Month after stay.

11. Arrival time is 2pm. Should you wish to check in earlier, please make prior arrangements with Alicia. Should you be arriving later than 5pm, please make prior arrangements with Alicia as no keys will be left at Security.

12. Departure time is 10am. Should you wish to extend this, please make prior arrangements with Alicia. Should you be departing outside of office hours, please confirm key drop-off arrangements with Alicia as keys cannot be left at Security.

13. Additional daily service cleans must be arranged when booking.

14. No Pets allowed.

15. No extra mattresses allowed.

16. Maximum of 2 vehicles per flat.

17. NO refunds will be given for DSTV, air-conditioning or jacuzzi faults.

18. Please adhere to the Complex/Estate rules and regulations at all times – you will be held liable to a fine or may face prosecution, if not adhered to.

19. No washing may be hung from any of the balconies – please use designated wash lines.

20. Please adhere to the speed limits in the Complex/Estate.

21. The Cleaning Service does not operate Sundays or Public Holidays. The Cleaning Service does not do any additional clothes washing.

22. Bed Linen is changed every 7 days – please do not ask the maid to wash linen, as it is taken off the premises for cleaning.

23. Most apartments have gas braais, no wood or charcoal is to be used in these braais.

24. Please familiarise yourself with the SEEHOA Handbook provided in the apartment.

25. Please read all instructions for the TV’s, DVD’s, Braais, Jacuzzis and Air-conditioning provided in the apartment carefully.

26. Please report any breakages or damage to the apartment on arrival to Alicia.
